The task of a home inspector is to complete an inspection and written report of a home’s overall physical condition. The purchase and sale agreement generally provides a tight timeframe (3-10 days) in which to respond to the seller to negotiate completion of certain items that may show up on the inspection.
The purpose of the inspection is to make you aware of the home’s condition and assist you in negotiating major items that need to be corrected prior to closing. The inspection is not intended to be used to renegotiate the purchase price or to create a checklist of items the seller has to complete prior to closing. Every situation is unique and Betsy can counsel you as to your specific transaction.
Home inspections generally cost $400-$600 and take 3-4 hours to complete; both dependent on the size of the home.
Buyers are welcome to attend the entire inspection or to review major concerns with the inspector at the completion of the inspection.
Betsy will attend the entire inspection, so she is familiar with any concerns that may arise.
